🚪 Fire Door Inspections: Are Yours Compliant with 2022 Regulations?
Fire doors are one of the most critical yet overlooked elements of a building’s fire safety strategy. They’re not just doors—they’re life-saving barriers designed to slow the spread of smoke and fire, protecting escape routes and buying precious time during an emergency.

A fire door that doesn’t close properly, has damaged seals, or hasn’t been maintained is no fire door at all.
That’s why the Fire Safety (England) Regulations 2022 introduced new legal responsibilities for building owners and managers.
Let’s break down what these regulations mean—and how to ensure your fire doors are compliant.
🔍 What Do the 2022 Regulations Say?
As of January 23, 2023, the Fire Safety (England) Regulations 2022 require:
âś… For all multi-occupied residential buildings over 11 metres:
Quarterly inspections of all fire doors in communal areas.
Annual inspections of flat entrance doors (where accessible).
âś… For commercial and public buildings:
The Regulatory Reform (Fire Safety) Order 2005 remains in effect, requiring that fire doors form part of your fire risk assessment and are maintained in working order.
These rules were introduced following recommendations from the Grenfell Tower Inquiry, emphasising the critical role fire doors play in passive fire protection.
🚪 What We Check During a Fire Door Inspection
At Omega Fire & HSE Services Ltd, we carry out thorough fire door inspections using trained assessors with industry-recognised qualifications. Our checks include:
Door leaf condition: Warping, cracks, holes
Frame and seals: Intumescent strips and smoke seals intact
Door closers: Fully functional and effective self-closing action
Gaps: No more than 3-4mm around the edges
Signage: Compliant “Fire Door Keep Shut” or “Fire Door Keep Locked” signage
Hinges: Securely fixed, minimum of 3, undamaged and appropriately fire-rated
Locks and latches: Must not interfere with self-closing mechanism
We provide a detailed report with photos, findings, and clear recommendations.
⚠️ Common Fire Door Failures We See
Doors propped open with wedges or bins
Missing or damaged seals
Gaps too wide between door and frame
Broken closers or missing hinges/screws
No regular inspection record
Even a small fault can mean the door will fail during a fire—and lead to legal consequences.
🏢 Who Is Responsible?
Under UK law, the Responsible Person (usually the building owner, managing agent, or employer) must ensure that fire doors are:
Installed correctly
Regularly inspected
Maintained in working order
Recorded as part of the fire risk assessment
Failure to comply can result in enforcement action, fines, or even prosecution.
